Preparing to Sell Your Home

The First Step
A key portion of any successful marketing plan is setting the list price. If a home is priced too low, you may lose money. If a home is priced unrealistically high, potential Buyers may be scared away and end up buying someone else’s home.
The first step in the successful sale of your home is to become educated about the actual present market value of your home. We do this for you by preparing an in depth study of current conditions and most recent sales of other comparable homes in your neighborhood called a Comparative Market Analysis or CMA for short. This is a report that is based on fact, not on hearsay or rumors. We gather our information from reliable sources like tax records and the Multiple Listing Service. This report includes photos and detailed information about the homes we are comparing with your home. This report helps us arrive at a very accurate price range to recommend for the successful optimum sale price and market time for your home.
Creating a Marketing Plan
The next thing experience has taught us is how to successfully market your home in a manner that will help distinguish it in your local marketplace and attract Buyers. This will include placing well written ads in a variety of publications, posting your listing on the Multiple Listing Service and other internet sites, including the global Century 21 site, creating flyers and postcards, holding open houses and more. The purpose of our marketing plan is to sell your home at the best possible price in the shortest amount of time.
Showtime
Now it’s time to get your home ready for the spotlight. It’s always best to start with a good cleaning, and then eliminate clutter. Most of us gather some excess clutter in our homes; after all, we live there. But taking the time to gather this stuff up and either put it in storage or find its proper place can translate into dollars for you in the outcome. Try to stand back and look at your home with the eyes of a first time visitor. Could some areas use a fresh coat of paint? Does the yard need to be tidied up? Protecting Yourself
In some cases, a home for sale can also be an invitation for danger. Here are some things you can do to make the process safer.
- Ask for identification.
- Ask for pre-approval letters.
- Lock up and hide collectables and valuables.
- Remove from the medicine cabinets any prescription medications that might be stolen.
- Remember, our sign in the front yard is going to bring in Buyers. Do not allow children to open the door to strangers.
- If you have pets, make sure they are controlled.
- Remove any dangerous items.

Getting an Offer and Making the Deal
A Buyer has seen your home and likes it and has made an offer…now it is time to negotiate. You can rely on me to guide you through this process. I will help you negotiate optimum price, terms and conditions, and once the deal is sealed I will help keep the deal together by helping you meet deadlines and criteria, including home inspections, appropriate Buyer visits, scheduled deposits and other steps. I will help you renegotiate any changes in the offer, or requested repairs, that might crop up due to the outcome of these inspections or visits.
Closing Day
I can and often do accompany my Sellers to their appointment at title to sign all the closing documents. After signing, your Buyers’ lender will process these documents and “fund” the loan. Then the state will record the transfer of title from you to your Buyer. In the state of Arizona, funding and transfer of title generally takes 24 to 48 hours. Once the money has exchanged hands and title has been transferred, it’s time to hand over the keys and celebrate your success!
